How to submit

This assignment MUST be submitted electronically through Turnitin®. By submitting the coursework on Turnitin®, you consent (insofar as your consent is needed) to the following:

a) The University will submit your assessments (including details of your name and course details) to the Turnitin® service so that your assessments can be compared with the database of works that is maintained by the Turnitin® service and that is drawn from various sources including the internet; and 

b) Your assessments may be stored in that database of works indefinitely (or until the University stops using the Turnitin® service and requests their deletion) to help protect your assessments from future plagiarism. Where there is a match between content in your assessments and content in other works, then your assessments may also be copied by the University and other users of the Turnitin® service to allow closer analysis.

Assessment task details and instructions

You have been approached by a new client who wishes to understand the rationale behind valuation compliance and ethical standards

Your client wants to understand the mandatory requirements for instructing you to value a portfolio of investment property. By making reference to the RICS Valuation- Global Standards (Red Book) provide a Report that explains the mandatory and guidance provisions when approaching and undertaking valuations. 

By making specific reference to the properties below, your Report should also include an explanation of the likely valuation methods that would be used and how these might work as well as the factors that might influence the value of each property type.

The portfolio comprises:

  1. Supermarket
  2. A fast food outlet located on a major trunk road.
  3. A house in multiple occupation
  4. Development Site with a residential planning consent

Your Report should also include a commentary around Material Uncertainty in valuation.

Please note that you are NOT required to undertake any valuations.

Assessment Criteria

You should look at the assessment criteria to find out what we are specifically looking at during the assessment.

The assignment will be assessed strictly in accordance with the following criteria. Please ensure that you address each of the issues when writing your assignment. No marks will be awarded against any other criteria.

Clarity of writing style in the appropriate format (third person) and referencing in accordance with 7th Harvard APA. 

  • The Mandatory and Guidance provisions within the Red Book  (40 marks)
  • The explanation of the Valuation Methods (20 marks)
  • Factors that influence value (20 marks)
  • Explanation of Valuation Uncertainty (10 marks)
  • Referencing and presentation (10 Marks)

At Level 7 the following marking scale shall be used:

  • Outstanding 90% – 100% 
  • Excellent 80% – 89%
  • Very good  70% – 79%
  • Good 60% – 69%
  • Satisfactory   50% – 59%  (Pass Mark)
  • Unsatisfactory  40% – 49%
  • Inadequate  30% – 39%
  • Poor 20% – 29%
  • Very poor  10% – 19%
    Extremely poor 0% –   9%

  2. To understand the different valuation methods and when these apply.
  3. To be aware of the nuances of valuation uncertainty
  4. Analyse any links between property law and valuation
  5. To unstill an ethical approach to valuation

  1. To interrogate regulations and legislation for valuation
  2. Develop skills in the preparation for undertaking    valuation reports.
  3. Develop skills in the proper interpretation of and presentation of valuations and reports
  4. To understand and develop rationale for valuation opinion

Your assessment should be no more than 3,000 words

There will not be a set penalty for exceeding the word count; however, any words over the word count will not be marked.

Feedback arrangements

You can expect to receive feedback within 21 working days of submission.  Feedback will be provided via TurnItIn.  I am happy to meet in person (or conduct Team Interviews for our distance learners) to ensure feedback is as thorough as possible.

If a student needs to be reassessed, you will need to repeat the same Coursework.
