Assessment Description 

You will review the planning control of a selected Local Government Area (LGA) for a commercial development, considering the requirements of the Local Environment Plan (LEP), Development Control Plan (DCP), State Environmental Planning Policy, and any other relevant legislation. You will evaluate a proposed development site against the planning controls.

CLO 2: Evaluate the implications of planning control, economic and market conditions on property development. 

Relevance 

This task prepares you for future learning by assessing development proposals in a real-world context. This task develops skills that many employers value, such as understanding, evaluating and interpreting the town planning and development opportunities for a property development project.

How to complete the Assessment:

Please select a commercial property development site in the state of New South Wales. This can be an office, retail or industrial property. The property can be a "greenfield site", (a new development site) or an existing use site with a redevelopment opportunity, where the development opportunity has yet to be realised. You are to identify the planning controls applicable to your chosen Local Government Area (LGA)/suburb for a commercial property development, including but not limited to Local Environment Plan (LEP), Development Control Plan (DCP), and any relevant State Environmental Planning Policy (SEPP). State the objectives of these controls as they relate to your proposed development. 

Analysing the key planning requirements where the chosen site is located: Zoning, Floor Space ratio (FSR), Gross Floor Area (GFA), height limit, site coverage, setbacks, and parking requirements.

Application of planning controls to the proposed development: You should describe the development details (site location/land zoning, lot size and shape, type of commercial development, etc.) and discuss whether the proposed development is be permitted by the planning requirements.
