Question 1

A good maintenance program focuses more on preventive and predictive maintenance and less on corrective maintenance. Professional facility managers tasked to perform the operation and maintenance of major building services need to establish maintenance strategies to achieve a cost-effective mix maintenance program.

Question 1a

Examine TWO (2) components of maintenance and propose THREE (3) maintenance strategies that may be adopted to achieve a cost-effective mix maintenance program. 

Question 1b

Appraise at least THREE (3) types of monitoring tools used by facility managers to perform condition-based maintenance of building services such as electrical panels, pumps, motors, and chillers for energy efficiency. 

Question 2

Indoor air quality (IAQ) has a profound impact on the health, well-being and comfort of occupants in built environments as occupants typically spend more than 90% of their time in indoor environments. Efforts to control IAQ would require the facility management team to put in place an IAQ management plan and to ensure that all the staff and occupants of the building will follow and comply.

Question 2a

Formulate an IAQ Management Plan to comply with relevant regulations and promote the well-being and health of the occupants in the indoor environments. 

Question 2b

Propose at least THREE (3) broad IAQ strategies to improve indoor air quality.

Air filters play a critical role in maintaining indoor air quality and protecting the downstream components of Air Handling Units from dirt that reduces equipment efficiency. Implement measures to prevent supply air from bypassing the air filters and depositing dirt on the cooling coils rather than on the filter. 

Question 3

One of the main objectives of maintenance and operation of building services is to achieve energy efficiency. Benchmarking of energy consumption allows building owners to seek ways to reduce energy consumption for their facility or building.

Question 3a

Examine at least TEN (10) best practices or practical solutions to achieve energy efficiency in the maintenance of electrical systems for office workplaces. 

Question 3b

Implement at least FIVE (5) maintenance and operation activities to improve water-cooled chiller performance efficiency and reduce energy consumption. 

Question 4

The main purpose of a fire protection system is to detect, control, extinguish and alert building occupants to fire or fire-related smoke. The Fire Code prescribes minimum periodic inspection, testing, and other operation and maintenance requirements for the primary fire protection systems such as sprinkler systems, wet riser and dry riser systems, and fire alarm systems. Therefore, preventive measures involving the operation and maintenance activities of the systems are crucial to comply with the Fire Code.

Examine the difference between “Operation” and “Maintenance” activities. 

Question 4b

Demonstrate your understanding of at least FIVE (5) operation activities for fire alarm systems and the knowledge required to conduct these activities.

Question 4c

Implement at least TEN (10) maintenance activities for fire alarm systems to always ensure good connectivity of the building’s fire alarm signal input to the fire department’s system.
