Learning outcomes

• LO2. Determine and describe the type of structure that can be built on a given site in terms of its foundations structure, bracing and internal and external finished.
• LO3. Identify the requirements of the Building Code as they relate to non-specific building design.
• LO4. Create simple technical sketches for construction from a given brief.

• This assignment requires you to submit simple annotated sketches as part of your answers. We are not assessing drawing skills; it is more important that the drawing includes all relevant details and clear notes.
• Read the scenario and become familiar with the basic design drawings supplied with this assignment.

Scenario

This assignment is designed to follow on from assignment 2 and develop your understanding of the relationship between a specific site and the type of building which can be constructed on it.

In this assignment we will focus on the details of the structure and the Building Code as it relates to a non-specific design for the given scenario.

We have supplied a location in the appendix which is in a coastal zone but have not identified a specific building site for you to work with. You will need to carry out research to find and describe a suitable site for a new home to be built there. 

For this assignment we have chosen Napier City Council as an example of a coastal zone. To help with the task, we have provided drawings of a proposed new build mono-pitch roof home.You should use the analysis process from assignment 1 to help develop your answers here. 

Task

This task is designed to follow on from assignment 2 and develop your understanding of the type of building which can be constructed, describe aspects of its construction in detail and offer your recommendation for an alternative construction.

This is a written report task. We suggest that your report be of at least 2000 words.

There are three sections to your report:

• Part 1. Design
• Part 2. Legislation
• Part 3. Alternative construction methods

Part 1. Design

Based on the given scenario and your chosen site, write a report to:

• Briefly describe your chosen site and its relationship to the supplied coastal scenario.
• Determine and describe how the supplied design should satisfy the need for: 
  i. Structural stability, including wall bracing to the single storey project using the BRANZ Bracing Calculation Sheets 
  ii. Weatherproofing 
  iii. Durability
• Describe the materials which can be used (such as cladding and suitable fixings) which respond to the scenario, your chosen site and the new-build design.  Use simple annotated technical sketches to describe specific design details which you think need further information.

Part 2. Legislation

Based on the given scenario and your chosen site, describe in detail how the supplied building design will meet the legislative requirements of the Territorial Authority (TA) and District Plan (DP), and the implications this might have for the structure to respond to specific requirements:

• Identify the TA and DP requirements for the given scenario and describe how the supplied building design respond to these.
• State how specific design details will comply with TA and DP requirements.

Use simple annotated technical sketches to describe specific details which you think will need further information.

Part 3. Alternative construction methods

Recommend at least one alternative construction method for the given build and:

• Describe the changes needed to the given design (For example – an alternate method of construction for a subfloor or foundation, roof material etc.)
• Identify any legislative requirements for your recommended alternative construction and briefly explain how you will comply with these.
