(a) Derive the estimated total Gross Floor Area and Construction Floor Area for the proposed development. (5 marks)
(b) Demonstrate your understanding of cost estimating by deriving a ballpark estimated construction and development cost range of the development in the inception stage based on the preliminary GFA allocation and the assumptions above. To derive the development cost per sqm GFA. (15 marks)
(c) Explain with FIVE (5) reasons for setting aside a 10% contingency allowance. (10 marks)
(d) Explain to the Client that the implications of external factors and economic policies will impact the construction in Singapore, i.e. construction cost. (10 marks)
As the Quantity Surveyor for the residential redevelopment project, you had previously advised on the cost estimate in the concept stage (refers to Q1). The project is now in the design development stage, preparing the cost plan and cost targets to manage cost control during design development based on past projects.
