SCENARIO/CONTEXT

You have recently been appointed as an Assistant Engineer at a fast-growing main contractor firm in London. Traditionally focused on execution, the firm is now expanding into design and construction documentation services for private-sector clients. These services include in-house creation and coordination of construction drawings, schedules, and specifications, reducing reliance on external consultants.
Your team is now working on a student accommodation building located near a university campus in Hertfordshire, UK. The project is in the detailed design stage and will serve as a reference case for students and internal staff to understand construction documentation, coordination, and design-to-build integration.

Project Details

  • Building Type: Mid-rise student accommodation
  • Number of Students: 200
  • Key Features:
  • Shared study and social spaces
  • Laundry facilities
  • Gym and wellness area
  • Bike storage
  • Rooftop terrace with green space
  • Accessible vertical circulation (stairs, lifts)

Site Location

  • General Location: Hertfordshire, East of England, UK, close to a university campus, public transport links, and local amenities.
  • Site Context: The site is a combination of urban and suburban character with potential space for landscaped areas, pedestrian circulation, and limited vehicular access.
  • Note: Students are expected to research local Hertfordshire planning guidelines, building regulations, and accessibility standards to determine appropriate site setbacks, building footprint, and site layout.
    Plot Size (Site Area)

Site dimensions:

40 m × 60 m
Total plot area: 2,400 m²

Building Footprint (All Floors 0–6)

Building footprint dimensions:

28 m × 42 m
Floor plate area (per floor): 1,176 m² gross internal area (GIA)

Design Considerations

  • Students are required to research and decide:
  • Building footprint and floor layout: How many floors are appropriate, room sizes, and overall building coverage of the site.
  • Room mixes and sizes: Single and double rooms, en-suite or shared facilities.
  • Communal areas: Shared study spaces, social lounges, laundry, gym, and wellness areas.
  • Vertical circulation: Staircases, lifts, and accessibility compliance
  • Parking and cycle storage: Quantity and layout based on student and staff needs.
  • Rooftop terrace and green space: Safe design and structural considerations.
  • Landscaping and external circulation: Pathways, open areas, and drop-off zones.
  • Learning Outcome: This approach encourages learners to apply UK building regulations, student accommodation guidance, and site-specific requirements to determine dimensions and layout, promoting independent research and critical thinking.

Task Scope for Design Development
